Nevada By Design provided full on-site and off-site construction drawings and specifications including engineering reports, coordination, and construction assistance for a condominium/retail complex located on a 20-acre site on Alta Drive, west of Rampart Boulevard. Services include project boundary and topography, lot-line adjustment mapping, tentative and final plat mapping. Engineering included the horizontal control plan of all site facilities, grading plans that meet Americans with Disabilities Act (ADA) requirements along with extensive retaining wall and detail plans. Utility to the site includes domestic and fire protection water lines, sanitary sewer and storm drainage improvements.
A critical element of our services included coordination of off-site improvements with the City of Las Vegas pertaining to Flood Control and Hydrological (drainage) Studies to consider adjacent properties as well as on-site infrastructure improvements. Also critical to the overall planning and approval process was the Traffic Study and recommendations for implementing infrastructure improvements, taking into consideration, a major arterial road and Hotel/Casino directly across the street from the complex. Off-site plans were developed that include modification to turning movements, curb and gutter modifications, and auxiliary turn lanes.
Engineering studies also included hydraulic analysis of water lines for fire protection and a traffic impact study that included special emphasis of providing on-site circulation to meet the needs of the development. Assistance in construction included review of shop drawings, product approval, and compliance with plans and specifications.
